It is tricky to evaluate a fair market value of an object, as there are many factors such as location, condition, foreign or Thai registered, need for repairs and many more.
Meow is often being approached by people wanting to sell or wanting to buy a unit. She is now offering her private services to help people find what they like. A first piece of advice. Do not buy in a rush. You might not get what you are bargaining for. The times of constantly raising prices are over. If you buy overpriced, you are likely to loose money if you want to sell within the next few years, as almost everybody invests some additional funds in repairs
 or improvements, as well as the transfer fees have become much more expensive than just a few years ago.                                                                                                    
We have seen many people buying overpriced without getting any basic information before their purchase. 
Even if you have to wait for your next trip, you are very likely to find a better suited unit at a better price.
The Estate has pretty much held up values of the units, due to very good overall management and maintenance and upkeep. But it is not the fast moving market it once used to be. Correctly priced units sell, but sometimes it takes up to a couple of years.

Pattaya is known for brokers, agents and re-sellers jacking up the prices and making much more in commissions than the generally accepted 3% commission on the gross-sales price.
We can assure you, that we will NEVER add any hidden commissions, get additional kickbacks or similar from any party. The Seller is informed and asked to pay a basic 3% commission, which will be split between the people involved in the sale.
Meow can arrange a very reliable, fast and inexpensive transfer of the unit, acting on behalf of both parties for the fixed amount of only 8'000 baht total, which will be supervised and executed by the Estate Juristic Person Manager ( 12 years in her position!) Absolutely no need to hire 2 lawyers at sometimes very high cost, for a quick 2 hour visit to the Land-Office. You are welcome to join the day of transfer or just sign a Power of Attorney and wait at the pool until the transfer is done and you receive immediately your Original ownership papers (Chanod), receipts and any cash left over from the provided transfer fees
